TriGate Expands Rental Portfolio with Blakeney Commons in Smyrna, TN

TriGate Capital, LLC, (“TriGate”) a leading real estate investment manager, announced today that it closed on 13-acres in the Nashville suburb of Smyrna, TN to develop an 80-unit rental townhome community called Blakeney Commons. The community will be developed in partnership with Miles River Partners, led by Micheal Bradley, and Harpeth Valley Homes, a Nashville based homebuilder. The property will be leased and managed by Volunteer Properties. Wesbanco is providing construction financing.

Upon completion, Blakeney Commons will offer two-unit types, each consisting of either 2 and 3-bedrooms, living spaces, kitchens, and patios. Additionally, over half the units will include private garages. The unit sizes will average nearly 1,500 SF, and the property will have several amenities including additional storage, a dog park, a playground, and a gathering area fire pit.

“TriGate is thrilled to secure another single-family rental site in Nashville, and is excited about its partnership with Mike Bradley and Harpeth Valley Homes,” said Matt Rooney a Managing Director at TriGate. “We have maximum alignment with our partners to execute the business plan, and we remain bullish on Smyrna’s long term rental fundamentals despite some near-term headwinds, given its phenomenal school district, great schools, access to jobs, and its historical lack of rentals.”
