The situation

A public pension fund exiting its retail positions provided an opportunity to acquire a destination location within a high demographic location.

02

The investment

TriGate acquired the property in May 2022 through TriGate Property Partners IV. The Center was part of a larger mixed-use development which includes apartments, a hotel and office buildings.

03

The business plan

Demise large vacant spaces to attract smaller, high-end retailers. Increase rental rates given the tenants’ strong post-pandemic sales performance. Replace the expiring movie theater operator with a stronger concept. Income grew significantly and the property was successfully sold in October 2025.

Images & property sources

The property tour on the Investments page follows one continuous geographic imagery pyramid from Earth to aerial views of each property area. The photographs in the cards show the actual investments. Green outlines follow visible site and building edges in the aerial imagery. Crossroads highlights both of its buildings; the property photograph shows Building 100. Aerial dates: Florida, 2023; Nolen Farm and Dallas, 2022. The Nolen Farm card uses a newer community photograph.

Investment locations are based on TriGate’s closed-deal records across the United States. Property-tour dots match their aerial views.
