The situation

Private owners of a light industrial park in Houston had prioritized occupancy over rental rate, leaving in-place rents well below market and deferred maintenance across the buildings. Opportunity to purchase a well-located infill property offering upside due to below-market rents and short WALT.

The investment

TriGate acquired the property in October 2021 through TriGate Property Partners IV. Attractive financing and targeted capital expenditures provided an opportunity to drive strong cash yields.

The business plan

The team completed targeted capital improvements and worked through near-term lease rollover, increasing base rent substantially over the hold. The property was successfully sold in July 2025.
