Opportunity to purchase a well-located infill property offering upside due to below-market rents and short WALT. 02 ## The investment TriGate acquired the property in October 2021 through TriGate Property Partners IV. Attractive financing and targeted capital expenditures provided an opportunity to drive strong cash yields. 03 ## The business plan The team completed targeted capital improvements and worked through near-term lease rollover, increasing base rent substantially over the hold. The property was successfully sold in July 2025.
